Romantic farmhouse with swimming pool in an oasis of peace with 10 hectares of meadows 

After almost 25 years, due to our advanced age, we have to make the decision with pain in our hearts to offer our beloved Moulin du Coupied for takeover. The domain is located on the quiet road Route de Coupied, named after our domain, 1.5 km from the exit on the D11, between the towns of Moulins (45km) and Montlucon (45km). Large supermarkets just (10km) Bourbon l' Archambault with its famous Thermen (health baths). In the immediate vicinity of the vast forests of Forêt de Troncais, Forêt Dreuille and many chateaux such as Chateau d'Apremont in the village of the same name, which is widely known as one of the most beautiful villages in France. Here you will also find the beautiful Parc Floral park. Our domain in the beautiful Auvergne is less than a 10-hour drive from Utrecht (775km). 

Buildings 

The property consists of two houses. 'De Molen' is partly rented on the ground floor as a gîte and includes a simply equipped kitchen (13m2), bathroom with walk-in shower (5.2m2) and separate toilet, living room (20m2) with inset fireplace, master bedroom (23m2) and a bedroom (16m2). ). Directly adjacent to this part is the summer house (52m2) with natural stone floor and patio doors to a large terrace (75m2). The summer house now serves as a reception and recreation room, directly next to it is a pantry/cellar and a workshop. On the first floor is the private accommodation with exterior entrance, kitchenette with a beautiful oak breakfast bar and living room (50m2), large hall (18m2), master bedroom (21m2) with walk-in closet (7.2m2), a bedroom (25m2) and a bathroom with bath (6.6m2). Via a staircase from the living room we go to the third floor to a third bedroom (24m2) followed by a large attic space (90m2) suitable for renovation. 

The second house that is part of the domain is detached and serves as a gîte (the Molenaarshuis/le Meunier) (150 m2). On the ground floor a kitchenette/large living/dining room (45m2) with a large fireplace, hall (45m2), walk-in shower/bathroom (2.5m2) and a master bedroom (20m2). On the first floor three bedrooms respectively. 20m2, 20m2 and 19.2m2 plus a landing (16m2). This gîte has its own entrance from the road and private parking.

The terrain

Through the English gate at the main entrance you enter the yard of Moulin du Coupied with the old barn (100m2) immediately to the left, which now serves as a garage and storage. A beautiful playing field (800m2).The organic vegetable garden is in excellent condition (350m2) with a garden greenhouse (12m2). Together they provide fresh vegetables and potatoes from their own land every day. You will also find a herb garden (10m2) and a fruit garden (60m2) with different berry varieties. And of course the saltwater pool (10x5). You will also find an old bakery with an oven and an attached horse box, it is this box in which the famous Grand Prix dressage horse Zygrande le Coupied was born. You will also find a petanque court (5x13). Behind the vegetable garden you will find the horse stable (16.5x6), newly built in 2010, which has room for 4 spacious horse boxes plus hay and straw storage, ideal for horses and/or small livestock. Breathtaking ornamental gardens have been laid out around both houses, via a beautiful stone staircase you reach the private terrace (50m2) adjacent to the residential unit on floor 2, an idyllic spot near the landscaped pond, now populated by beautiful ornamental water birds, the chickens also roaming around here provide farm-fresh eggs. The pond is planted all around with all kinds of prairie plants and waving ornamental grasses, with a small waterfall in between. The almost flat meadows in the valley are directly accessible from the grounds of the domain, bordered on one side by the Rousseau de Verne, the stream that moved the water mill in earlier times.

Additional information: 

The holiday homes have great rental potential and are currently only offered for rental as seasonal objects from May to September. Information from the municipality of Ygrande tells us that in principle there is no objection to starting a mini-campsite.
